Realty Income Beats Clorox on Dividend Coverage, but Rates Still Matter

Realty Income covered its monthly dividend with second-quarter AFFO and raised guidance. Clorox offers brand recovery potential but paid more in dividends than it generated in free cash flow.

Realty Income and Clorox offer similar headline yields, but their latest coverage figures point in opposite directions.

Realty Income generated $1.09 of adjusted funds from operations per share in the second quarter, up 3.8% from a year earlier. Its $0.812 of monthly dividends paid during the quarter represented 74.5% of AFFO. Occupancy was 98.8%, and management raised full-year AFFO guidance to $4.44 to $4.45 a share. Those figures support the dividend with recurring rent rather than a hoped-for recovery.

Clorox generated $405 million of free cash flow in fiscal 2026 while paying $602 million in dividends. Management expects that deficit to be temporary and forecasts 3.5% to 4.5% organic sales growth in fiscal 2027. The brands may recover, but current cash coverage is not yet evidence of it.

Loading market context

Realty Income is not bond-like. Higher interest rates raise acquisition and refinancing costs, real-estate values can fall, and tenant problems can pressure rent collection. The company also funds growth with debt and equity, so returns depend on buying properties at yields above its cost of capital. Its second-quarter investments carried a 7.3% initial weighted average cash yield, a useful spread indicator rather than a guarantee.

Realty Income covered its second-quarter dividend with AFFO at a 74.5% payout ratio, while Clorox did not cover its fiscal-year dividend with free cash flow. Investors who prioritize current distribution durability have the stronger case for Realty Income. Clorox is the more speculative choice because its payout depends on a recovery in margin and cash conversion.
