American Tower Offers the Safer Dividend, Crown Castle the Larger Check

Crown Castle’s yield advantage comes with thinner AFFO coverage and more leverage. American Tower pays less today, but its stronger payout cushion gives investors more protection if tower growth remains uneven.
Crown Castle may pay more income over the next decade, but American Tower currently offers the more defensible dividend. The difference is not simply yield. It is the amount of cash-flow protection behind each payment.
American Tower reported second-quarter adjusted funds from operations, or AFFO, of $2.71 per share, up 4.2%. Its global property portfolio and CoreSite data centers provide more geographic and business diversification than Crown Castle’s newly focused U.S. tower operation. That diversification introduces currency and country risk, but it also reduces dependence on any single American wireless tenant.
Crown Castle’s second-quarter AFFO rose 10% to $1.13 per share after the company sold its fiber and small-cell businesses. It used the $8.4 billion of net proceeds to repay more than $7 billion of debt and repurchase $1 billion of stock. Those actions simplified the company and lowered interest expense, but they did not eliminate the pressure from Sprint cancellations and DISH terminations.
Dividend coverage remains the dividing line. Crown Castle’s annualized $4.25 dividend sits close to its 2026 AFFO outlook of $4.53 to $4.65 per share. That leaves a narrow cushion for operational misses, higher interest costs or slower tenant activity. American Tower’s payout consumes a smaller portion of AFFO, leaving more room to absorb volatility or continue modest increases.
A simple ten-year dividend projection can make Crown Castle look superior because its starting yield is higher. Yet that result depends on the payment remaining intact. Compounding a current yield is not the same as forecasting cash flows, and small changes in growth or coverage assumptions can reverse the conclusion.
Investors choosing between the two should match the security to the objective. Crown Castle offers higher current income and potential upside if its pure-play tower strategy restores growth. American Tower offers lower current income but stronger coverage, broader diversification and less pressure to prove that a recently reduced dividend is sustainable.
The next evidence will come from tenant churn, organic billings growth, leverage and AFFO per share. Until Crown Castle creates a wider payout cushion, American Tower is the more resilient income holding even if Crown Castle distributes more cash at the start.
