VICI's 8% Yield Comes With a Wider Cushion Than Crown Castle's

Better High-Yield Dividend Stock: Crown Castle vs. VICI Properties

VICI offers a higher yield and a lower AFFO payout ratio than Crown Castle. The trade-off is concentrated gaming-tenant exposure, while Crown Castle faces tenant churn, leverage and a slow dividend-recovery path.

VICI Properties yielded 8.0% at the October 9 close, well above Crown Castle's 5.4%. The gap was not created by a weaker payout ratio. VICI paid out about 74% of adjusted funds from operations, or AFFO, in 2025, while Crown Castle paid out 109%.

VICI enters the comparison with more room

VICI's 2026 AFFO guidance calls for $2.45 to $2.47 per diluted share. Its quarterly dividend rose to $0.46 in September, or $1.84 annualized. Using the midpoint of guidance, the annualized dividend equals about 75% of AFFO, close to the 74% consensus ratio cited by the source.

That level gives VICI capacity to fund investments and absorb moderate operating pressure after paying shareholders. The company also reported 4.6% year-over-year AFFO-per-share growth in the second quarter and raised its dividend 2.2% in September.

The cushion does not make VICI risk-free. Its leases are long term, but a large share of rent comes from gaming operators. Tenant credit, consumer travel and discretionary spending therefore matter. Rising rates can also raise the cost of financing new property investments.

Crown Castle is still repairing coverage

Crown Castle's second-quarter AFFO increased 10% to $1.13 per share, and its $4.53 to $4.65 full-year guidance covers the $4.25 annual dividend. The payout remains tight, however. The source's consensus estimate implies a 93% ratio for 2026, 19 percentage points above VICI's estimated 74%.

Site-rental revenue fell 4% to $967 million as Sprint cancellations and DISH terminations reduced revenue. Crown Castle used fiber-sale proceeds to repay about $7.2 billion of debt, but leverage remained near the upper end of management's target range. Its more-than-$3.5-billion claim against DISH is an asserted recovery, not cash that investors can count today.

Growth paths differ

VICI grows mainly by contractual rent increases and new property investments. Crown Castle depends on carrier activity at its towers, including amendments and new equipment. Both models can produce recurring cash flow, but VICI currently converts more of that cash flow into retained capacity after the dividend.

The recent SpaceX spectrum transaction created optimism about future tower demand. No Crown Castle lease was announced, so the deal is a possible catalyst rather than evidence of incremental revenue.

Investor conclusion

VICI offers the stronger combination of current yield and AFFO coverage at the cited prices. Its main watchpoints are tenant concentration, investment spreads and financing costs. Crown Castle needs AFFO growth, lower leverage and reduced tenant drag before its dividend profile becomes comparably resilient.

BTI favors VICI for income today, while recognizing that its 8% yield reflects real concentration and interest-rate risk. Crown Castle offers more of a recovery case than a fully repaired dividend story.
